Admission Requirements:
1. Applicants must have previous favorable rental history (college dormitories are not included).
2. Applicants must have source of income adequate to pay the monthly rental. Generally, this amount would be 3 times the monthly rent. There may be an exception to this requirement should the applicant have only minimal monthly obligations.
3. Applicants must be of legal age.
4. All occupants of legal age must complete an application. 
5. The person(s) filling out applications must be the same individuals who will occupy the apartment.
Grantors are not accepted.
5. Applicants must have favorable credit ratings and bank references and pass a criminal background screening.
7. Credit scores between 350 and 385 are reviewable. However, scores of 349 or lower will automatically be declined.

Fees and Payments:

• A complete screening of the application for residency must be completed prior to move in. Each person who intends on residing in the apartment must fill out an application. There is a non-refundable application fee in the amount of $26.00 per person.
• In order to hold an apartment, a Holding Deposit in the amount of $100.00 must be paid at the time of application. If the applicant decides not to lease with us, the Holding Deposit will be forfeited unless the application was withdrawn within 72 hours from the time the application was made.
• An Administrative Fee in the amount of $125 is non-refundable and is due at the time of lease signing.
• A Utility Transfer Fee in the amount of $23 will be charged at the time of lease signing to cover the cost of transferring the utilities out of your name and back into Gateway’s name at the time of your move out.
• All payments must be made by cashiers check, money order or by credit card, or can be paid online.
On the day of occupancy, the utility transfer fee, the entire security deposit, the administrative fee and the rent must be paid in full before keys to the apartment will be given.

Occupancy Standards:

Gateway Place Apartment’s occupancy standards are generally based no more than two persons per bedroom.

Utilities are Your Responsibility:

Please be advised that the natural gas (ATMOS ENERGY) and electric (XCEL ENERGY) service are your responsibility and must be in your name at the time of your move in. There is a $25 fee if Gateway Place is billed for your utilities.

Additional Provisions:
We are striving to make Gateway Place Apartments a healthy environment. All use of any tobacco product, involving smoking, burning or combustion of tobacco is prohibited in all of Phase II and only in specified areas of Phase I. There will be a fine of $120 for the first offense, $250 for the second offense, and eviction if further offences occur. Please be advised there are video cameras on property.
